KDG’s management process is unique as it is customized to each of our clients’ needs. The forms we have developed are easily adjusted and become major benefits to our communication process of the project.
KDG has access to the most diverse subcontractor database in Arizona and Southern California. This allows us to customize the selection of our subcontractors based on client budget, schedule, and degree of finish or specialty requirements.
All drawings received are logged along with the date. If there are any addendums or bulletins, these also become part of the record when they arrive. This ensures that impeccable control and organization of this aspect of the project is always maintained and kept updated. This is critical in ensuring all parties are kept updated on any changes that may occur during the process of the project.
The Submittal log is another integral part of the document-control process. All submittals required will be identified in the pre-construction phase of the project and listed by lead time and availability. Submittals are tracked by description; dates received by contractor and architect, dates sent back, and their approval status. This allows us to consistently track all submittals and red flag any items that have not been submitted or that are not being reviewed timely.
This is a tool used by the project team. It aids in tracking questions from subcontractors, KDG, and the architect and client. RFI’s are used throughout the bidding and construction phase. It is very important to log and track the dates and the trades affected with questions regarding the project. It is doubly important to get the answers to the questions and distribute them in an expedient manner.
These notes will track the first “Initiation Meeting” for the project and supply all the pertinent information to the subcontractors as to processes, paperwork, schedule issues, etc. The coordination of the Tenant’s vendors, such as cabling and furniture, are also discussed. They will be attached with subcontractor lists and contact information for all parties involved with the project. The key is to get all parties started in a coordinated and informed manner.
The meeting minutes keep detailed records to track field issues and project progress. They also help identify potential issues and make them known so they can be rapidly resolved. They also act as a record of the project and the parties involved, and are meant to be used as a tool to keep the project running smoothly and everyone informed.
KDG has a very specific bid process. Because we have an extremely vast subcontractor list – we fully utilize it to ensure only the right subs for the job are selected based on their resume to our client’s project. Once they are qualified for the project, they are released and incorporated into the project team.
At KDG, change orders are very seldom issued. The main reason is that our client has decided to add additional scope to the project. In the event a change order is entered into the project, it is important that it is logged and the schedule and all costs associated are updated. This log brings forward a short description and a dollar amount for ease of use, along with any impact on the overall schedule.
The field is directly managed by the founders of our company. We spend a tremendous amount of time on the job site ensuring the project is executed flawlessly. This also ensures the schedule is strenuously adhered to and any owner requests are immediately addressed, as the decision can be made on the spot.
The organization's founder is involved in every detail of project delivery, from design development to the final close-out document and warranty letter.
As CEO, Jason is involved in all the estimating, preconstruction activities, and day-to-day project management. He also manages the project from a cost perspective and ensures each and every project is completed and delivered to 100% client satisfaction.
Jason is also directly involved in the day-to-day operations, with a major emphasis on business development and public relations activities. He has extensive experience in commercial construction and real estate development directly for and as an owner. Jason is a graduate of the University of California's, Construction Management Program.
